COMMERCIAL REAL ESTATE

I have the expertise and experience to make sure every detail of your commercial real estate transaction is handled with your goals and needs in mind. I’m here to explain the entire process, secure the necessary documents, and help keep you focused on the outcome you desire and deserve. Here is a sampling of documentation that I may handle during your transaction:

  • Purchase and sale agreements;
  • Leases;
  • Titles and insurance;
  • Contracts;
  • Land use and zoning permits;
  • Tax documents.

Purchases and Sales

Commercial real estate ventures or transactions can be complex and cumbersome. Whether you are acquiring, selling, or looking to manage a commercial real estate property, you need legal guidance and representation that promises to protect your vision and your best interests. I have a wealth of experience handling every aspect of commercial real estate law, including purchases and sales.

There can be multiple entities or parties involved in the purchase, sale, or development of a commercial real estate enterprise. I’m here to negotiate and navigate issues with engineers, lenders, investors, contractors, developers, and local and state entities that can impact the outcome of the transaction. I’m also here to attend to disputes and handle necessary documentation to ensure that your transaction goes smoothly.

Financing

I provide representation to owners, developers, investors, buyers and sellers, and local and national lenders concerning the financing of commercial real estate projects. My experience in this field allows me to respond quickly to opportunities, even in projects involving complex finance and structuring arrangements.

Commercial Leasing

When you make a substantial financial investment, you want to make sure that you’ve thoroughly covered all your bases and checked all of your boxes – this includes having an expert review all documentation associated with your transaction. I will perform a comprehensive commercial lease review for you so that you can avoid running into potential obstacles and roadblocks down the road.

I have experience drafting, reviewing and negotiating commercial leases in various industries for both landlords and tenants, including the following:

  • Health care professional spaces (including dental practices);
  • Office and retail spaces; and
  • Restaurant spaces.

I understand that each tenant is unique and may require a lease that specifically addresses distinct needs, concerns and terms. My years of experience representing both landlords and tenants helps me to address issues in your lease before they ever come to light.

Commercial Evictions

Every business owner enters into a new lease with the best intentions in mind. However, the reality is that tenants default and, in certain cases, a commercial eviction may be the only option.

If you need to pursue a commercial eviction, it’s critical that you adhere to the proper procedures and protocols, otherwise you may run the risk of legal trouble because tenants have rights, too. I’m here to guide you through the eviction process in a step-by-step manner that will take you from start (i.e., sending a Notice of Default) to finish (i.e., successfully removing the tenant from the space).

The most prevalent cause of a commercial eviction is failure to pay rent. Failure to pay rent, however, is only a portion of the expense as the eviction process itself is costly. The key here is timing; the sooner you initiate the eviction process, the sooner you can remove the non-paying tenant and rent the space to another business.

Commercial evictions can be time-consuming, complex, and draining – financially, emotionally and mentally. Unfortunately, in some cases it may be your only option. I’m here to work with you to make sure you’re making the best decision for your business and guide you through the eviction process if it’s your best avenue for success.

If you have a commercial tenant in default of the lease, please contact me to discuss the matter.
